BOARD OF DIRECTORS MEETING MINUTES
September 8th, 2004

Frank Dean called the meeting to order at 7:52 pm via teleconference.

Attendees:
Frank Dean, Gene Miesse, Margie Rus (Mann Properties), Anne Giannelli, Bob Siskind, George Hanks, and Marci LaRue.

Board members absent:
Louie Napoli

Reading and approval of the 8/10/2004 CDS Board meeting minutes:

Motion:
A motion to waive reading and approve the minutes from the 8/10/2004 board meeting was made by Anne Giannelli and seconded.
The motion passed unanimously.

Review of Financial Results:
Margie Rus (Mann Properties) confirmed the Checking, Savings and Accounts Receivable account balances: Checking - $39,047.86, Savings – $158,462.28 & A/R - $318.07.

Canal Side Repairs/Maintenance Project:
Frank Dean reported that work was progressing on the first four units of the 600 Building and that considerable rot damage had been found.

George Hanks stated that we are being over billed based on his observations. George advised that his son lived there all summer and kept logs that substantiated that Walt's crew was only working about 25 hours per week. Frank said he would setup a conference call with Walt, himself, George Hanks, Bob Siskind and Gene Miesse for Tuesday Sept 14 th , 2004 to discuss this issue. Bob Siskind advised that someone on Walt's crew told him that in order to meet their schedule only exterior rot would be fixed and wanted Frank to include this issue as well.

Roof Assessment:
Bob Siskind reported the results from the meeting with Potteiger & Raintree Tuesday, August 17 at 10:00AM .. P&RT is proposing a complete new roof material which is more resistant to cracking and cutting than either hot tar or rubber. The written proposal has not been received as of this date. Bob indicated that the cost would be approximately $7,000.00 per unit but that if we contracted for all roofs there would be a savings. Bob will get the written proposal from P&RT and Margie Rus (Mann Properties) will send to all board members for review prior to the next board meeting.

A proposal from Fourth Street Design Studio, Inc., Peter Miller, for designing a pitched roof system as been received. Based on the scope of services described for Preliminary Design and Design Development the total not-to-exceed fees for those services will be $11,000. The board will make a decision whether to go ahead with the design services after reviewing the Pottieger & Raintree proposal at the next board meeting.

Owner Requests:

•  Unit # 648 (Kinelski) – Installation of a third floor canal side balcony and Slider.

Motion:
A motion to approve the request, pending receipt of the owner's approval of the Casa Del Sol Condominium Association requirements for change/alteration/improvement was made by Anne Giannelli and seconded.
The motion passed unanimously. Margie Rus (Mann Properties) will notify the unit owner(s) of the board's action and send them a copy of the CDS Condominium Association change/alteration/improvement form for their approval and return to Mann Properties.

Old Business:

•  Unit #640 (Belles) roof problem:

This issue was discussed at length and the board is waiting on a response from the last communication sent to the unit owners before any action is taken.

•  Unit #658 (Brzezinski) trailer parking:

The owner has moved the trailer back into the street.

New Business:

•  FirePro, Inc. inspection and repairs were completed:

Four boxes and three pull stations were found to be defective during the Quarterly inspection. All repairs and tests have been completed.

George Hanks requested that Margie Rus (Mann Properties) check with FirePro, Inc. to see if the newly relocated alarm box in his complex is working.

•  Unit #636 (Vichich) Trip Wire:

Anne Giannelli reported that Unit #636 had a trip wire tied between a deck post and a finger pier piling across the walkway. Had she not turned to look at something she may have missed it and been tripped which could have resulted in serious injuries.

Motion:
A motion to have Margie Rus (Mann Properties) send a letter of warning to the owners regarding such hazardous activity and putting them on notice that in the future a reoccurrence of this activity could result in fines being imposed was made by Anne Giannelli and seconded.
The motion passed unanimously. Margie Rus (Mann Properties) will notify the unit owner(s).

•  Unit #706 (Freeman) Memo dated 9/4 on 3 rd floor deck costs:

Since all board members had not reviewed the memo the item was tabled for the next board meeting.

Next Board Meeting:

The next board meeting is scheduled for Wednesday October 13 th , , 2004 at 7:00 pm .

On a motion to adjourn by Gene Miesse, Frank Dean adjourned the meeting at 9:05 pm .
